Why Everyone's Talking About Fuquay-Varina in 2026

If you've driven through downtown Fuquay-Varina lately, you've probably noticed the cranes, the new storefronts, and the steady stream of moving trucks. It's not your imagination — this Wake County town is having a moment, and the numbers back it up.

Fuquay-Varina's population has hit an estimated 51,449 in 2026, growing at roughly 6% a year and up nearly 49% since the 2020 census. Between the last two decennial censuses, the town grew by a staggering 90%, and its Inspections Department keeps setting records for monthly building permits issued. Put simply: Fuquay-Varina isn't just growing, it's one of the fastest-growing towns in the entire state.

So what's actually pulling people here?

Affordability without giving up the Triangle. Census data points to a mix of factors — new residential development, Triangle-wide job growth, and buyers who've simply been priced out of closer-in suburbs like Cary and North Raleigh. Fuquay-Varina offers that same Triangle access with more breathing room in the budget.

Two downtowns, double the charm. One of the town's most distinctive features is something most suburbs can't claim: two separate historic downtown districts — downtown Fuquay and downtown Varina — each with its own character, connected by a stretch of South Main Street that's become one of the Triangle's more charming dining and retail corridors.

Real investment, not just rooftops. This isn't only a housing story. Aviator Brewery has opened as part of a 60,000-square-foot entertainment complex taking shape in downtown Varina. Gold Leaf Crossing, an 800,000-square-foot retail development, is arriving in phases, with Target opening as its anchor tenant in March 2026. And downtown Fuquay itself is getting a major mixed-use project — 20,000 square feet of retail and restaurant space plus 244 new apartments — backed by a developer commitment of at least $70 million in new capital. All told, the town currently has 23 projects totaling $63 million either completed or under construction over the next two years.

A young, family-friendly community. Nearly a third of Fuquay-Varina's population is under 18, making it one of the youngest towns in Wake County. Meanwhile, close to half of Wake County's overall population growth has come from residents 55 and older — a sign Fuquay-Varina is drawing both young families and folks looking to settle into a slower pace without leaving the Triangle behind.

Getting outside is easy. The town maintains 11 trails and greenways, and a walkability master plan is making downtown even more pedestrian-friendly — a big draw for buyers who want to walk to dinner, not just drive to it.

What this means if you're thinking about a move

Growth like this comes with trade-offs — more traffic, more construction, and a housing market that moves fast. But it also means more of what makes a town livable: new restaurants, expanding schools, better infrastructure, and a downtown that keeps getting more interesting to visit.
